Default [courier-users] courier-imap v4.02 build problem (libgdbm.so.3 not found)

A little preamble

freebsd 4.11 Stable #2 (no kernel hacks)
qmail 1.03+ldap patch
courier v3.05
openldap 2.11
misc - apache 2.050, php 4.3.10 squirrelmail 1.5.1

Upgrading to the courier-imap 4.02, courier-authlib 0.55 packages
courier-authlib has been built and tested.

The following error occurs building courier-imap 4.02

I've been meditating on the FAQ paragraph which talks specifically about
this problem (http://www.inter7.com/courierimap/FAQ.html#libs). I seem to
have double-checked the issues raised in the faq. I am at a loss as to
how to proceed.

The files exist:
root wheel 12 May 1 08:18 /usr/local/lib/libgdbm.so -> libgdbm.so.3
root wheel 27 Oct 24 2003 /usr/local/lib/libgdbm.so.2 ->
/usr/local/lib/libgdbm.so.3
root wheel 23677 May 1 08:18 /usr/local/lib/libgdbm.so.3

user environment variables are set (from printenv):
LDFLAGS=-L/usr/local/lib
CPPFLAGS=-I/usr/local/include

and specified in the config

../configure\
LDFLAGS=/usr/local/lib \
CPPFLAGS=/usr/local/include
