To add to what has already been posted -- Once a zone is dynamic, ALL updates must be made either dynamically by clients or via nsupdate by the DNS administrator. The zone file itself on disk must NOT be updated manually. The current contents of the dynamic zone are kept in memory, and a journal (.jnl) file is kept for updates that have not yet been written back to disk.
